The Mandal-Becharaji Special Investment Region (MBSIR) is a rapidly developing automotive and electric vehicle manufacturing hub in Gujarat. It anchors major original equipment manufacturers, including Suzuki Motor Gujarat at Hansalpur, alongside a network of more than 1,000 supporting auxiliary and auto-component units, including Bosch, CEAT Tyres, Minda Group, and Tata battery ventures. DPC was involved in preparing the Master Plan for the development.

Located within the influence zone of the proposed Delhi–Mumbai Industrial Corridor (DMIC), the MBSIR is regionally well connected and shares its boundary with eight villages. A key challenge in developing the Master Plan was to establish a road and infrastructure network that connected the SIR to the regional corridors while responding to the existing network of irrigation canals that had served the area's extensive agricultural zones. The plan also needed to address the interface between the proposed high-intensity urban and industrial development and the existing villages. The Master Plan responded to these challenges by working with the existing regional infrastructure and landscape systems rather than treating them as isolated constraints. The proposed road network integrated the expressway and regional corridors while taking the existing irrigation canal network into consideration. Freight and logistics facilities were strategically located along these movement corridors, while water treatment and sewage treatment infrastructure were planned in relation to the existing water distribution channels. Buffer and transition zones were proposed around the eight villages to allow their organic development while managing their interface with the surrounding industrial and urban growth.
